Look, I’ll be honest with you – when I first pulled up to Kata Top Villas, I wasn’t entirely sure what to expect from a three-star place tucked away in the hills above Kata Beach. But you know what? Sometimes the best discoveries happen when you’re not trying too hard to impress anyone, and this little spot gets that completely.

The villas themselves are actually quite charming in that unpretentious Thai way – think clean lines, decent-sized rooms with proper air conditioning (thank god), and these lovely little terraces where you can sit with your morning coffee and actually hear the jungle waking up instead of traffic noise. I mean, you’re not getting marble bathrooms or thread counts worth bragging about, but everything works properly and feels genuinely comfortable rather than flashy. The pool area is probably my favorite part – it’s nothing huge, but it’s perfectly positioned to catch the afternoon breeze, and there’s this lazy, unhurried vibe where you can float around without feeling like you’re performing for other guests. The staff here really seem to know what they’re doing too, which honestly makes such a difference when you’re trying to figure out the best beach to hit or whether that sketchy-looking street food stall is worth the risk (spoiler: it usually is).

What really won me over, though, is the location itself – you’re up high enough to escape the constant buzz of the main Kata strip, but it’s still an easy scooter ride down to the beach when you want to join the chaos. The views from up there, especially around sunset, are genuinely stunning without being Instagram-obsessed about it. I actually found myself spending way more time just hanging around the property than I’d planned, which is pretty rare for me. Sure, it’s not going to blow your mind or give you stories to tell for years, but sometimes you just want a place that does the basics really well and lets you focus on why you came to Thailand in the first place. The whole experience feels honest somehow – like they’re not trying to be something they’re not, just providing a solid, comfortable base for exploring one of the most beautiful parts of Phuket without the tourist circus that comes with staying right on the beach.

  We enjoyed our time in Kata Top Villas. The villa has an amazing view, it's homely decorated and has a huge balcony. There's a wiFi and a smart TV. Kitchen is fully equipped.
  The place is cleaned daily and towels were replaced.
  
  It was a pleasure meeting the owner (Govert) and the old lady looking after the house is such a kind-hearted person. Both were very welcoming and very helpful.

  This first floor 3 bed apartment had one of the largest balconies I've ever seen which was perfect for lounging around and soaking up the sea views. Location was fantastic – only minutes to the beach with an array of bars, restaurants, fun water sports. Short walk to the main street for shopping + eating. Govert, the owner was great responding to any questions + issues.
